CNN money picks Port Charlotte, FL as best place to retire!

CNN money selected Port Charlote, FL as one of the top 25 placed to retire. Their reasoning? “Homes here cost less than half what they did in late 2005, and about 40% of them sit on canals and waterways leading to the harbor – which has 270 square miles of cruising waters and 219 miles of protected shoreline.” They also mention our “top-notch medical facilities.” It goes on to talk about the Cultural Center, Charlotte Harbor Preserve State Park and of course the lack of state taxes. I was just comparing our MLS residential statistics for 2011. In January the average sale price was $107,167 with 137 average days on the market and an inventory of 11.9 months. By December the average sales price was $119,268 with 117 average days on the market and the inventory was down to 7.9 months. So, the market did seem to improve last year and hopefully it will continue to improve. There were other statistics that are interesting, too. For instance, 19.82% of the sales were in the $1-49,999 price range and almost half of all sales were below $100,000. Just proves that our market is still affordable for many people.

On the “road to recovery”

The Charlotte Sun today reported that “The Punta Gorda metropolitan area which includes all of Charlotte County, was added to a list of 76 cities with real estate markets that are “on the road to recovery” according to an index compiled by a national builders group.” The president of our local Board of Realtors said the number of housing sales and prices each went up 11 percent in November, the last month in which statistics were available. Hooray! It’s great to hear some positive news!

Welcome to our local site about Charlotte County, FL Real Estate and community news. Did you know that US News selected Port Charlotte as the Best place for affordable housing for 2012? Previously we were chosen as one of Sail Magazine’s “10 Greatest Places to Sail.” No wonder so many people are interested in finding out more about this area!

One listing that I was looking at today is a house built in 1980 with 2 bedrooms and 2 baths and 2022 sq ft.of living space. It also has a 2 car garage and an inground swimming pool! This listing in not a short sale or foreclosure. And the asking price? $52,000! Good grief. Surely it won’t be on the market for very long!
